How to price a house cleaning, step by step.
I made this free calculator for cleaners who are tired of guessing. A good price is not a number copied from a competitor. It comes from how long the home takes you, what you pay yourself or your cleaner per hour, and what you spend on supplies and gas to get there.

What to charge, by home size.
These are the prices this calculator gives at its starting setting of $55 per hour, for a home in average condition with no pets and no extras. Rates differ a lot between cities, so set your own hourly rate in the calculator before you quote.

Regular upkeep
Dusting, vacuuming, mopping, kitchen counters and the outside of appliances, bathrooms and making beds. Best for homes that are cleaned often.
About 1.6× the time
Everything in a standard clean plus baseboards, door frames, light switches, inside the microwave and the build-up in bathrooms. Use it for first visits.
About 1.9× the time
An empty home cleaned top to bottom for the landlord or new owners: inside cabinets, drawers, closets, the oven and the fridge.
Weekly, every two weeks or monthly.
Recurring clients are the steadiest income a cleaning business has. A home cleaned every two weeks stays cleaner, so each visit takes less time, and you can afford to give a discount. The calculator uses 10% off for monthly, 15% for every two weeks and 20% for weekly visits, and shows what a two-week client brings in per month.
Extras like inside the oven, inside the fridge, windows, laundry, cabinets and baseboards add time, so they add to the price. Tap them in the calculator and the quote grows by the extra minutes at your hourly rate.
House cleaning prices: common questions.
How much should I charge to clean a house?
Most cleaners price from the time the job takes. Estimate the hours from the square feet, bedrooms, bathrooms and condition, multiply by your hourly rate, then add supplies and travel. This calculator does that for you and shows the price per visit, the time on site and your profit.
How do I price a deep cleaning or a move-out cleaning?
A deep clean takes about 1.6 times as long as a standard clean, and a move-out clean about 1.9 times, because you clean inside cabinets, appliances, baseboards and every surface. Pick Deep clean or Move-out at the top of the calculator and the time and price change with it.
Should I charge by the hour or by the job?
Clients prefer a flat price per visit, so they know the cost up front. Work it out from your hourly rate behind the scenes, then quote one number. If a home turns out bigger or dirtier than described, re-quote before the next visit.
How much of a discount should I give recurring clients?
A common approach is about 10% off for monthly cleanings, 15% for every two weeks and 20% for weekly ones. Repeat homes stay cleaner, so each visit is faster. The calculator shows all four prices side by side.
What is a good profit margin for a cleaning business?
After cleaner pay, supplies and travel, aim to keep at least 20 to 35 percent of the price. The gauge in the calculator turns green from 35 percent and warns you when a quote is too low.
